What Are Asphalt Shingles?
While the name might lead you to think otherwise, asphalt shingles are not composed entirely of asphalt. They are made from a base of either fibreglass or felt paper, then coated with a layer of asphalt to make them waterproof, and finally topped with ceramic granules. How Long Will Asphalt Shingles Last?
The lifespan of your shingles tile roof will vary based on several factors, such as how well the roof is maintained, the amount of sun exposure, and the severity of weather, among other things. A basic asphalt shingle may last 15-18 years in certain conditions, but with regular inspection, repair, and cleaning, you may find your asphalt shingle roof lasting 30 years or more.
When Should I Replace My Asphalt Shingle Roof?
As mentioned above, the lifespan of your roof can vary considerably, making it worthwhile to not only provide maintenance and care, but also to know the signs that your roof might be nearing the end of its lifespan.
There are several indicators that you may soon experience trouble. If any of these signs appear, you should probably start thinking about replacement or, if possible, repair.
Viewed from the ground, the appearance of missing granules will vary based on the colour of the shingle. It will appear as light patches on dark shingles, or dark patches on light shingles. You will also likely find the granules in your gutters when you clean them. The granules protect the asphalt in the shingle from the damaging rays of the sun, so this will lead to the shingle wearing out faster.
A Large Amount of Moss
Having a small amount of moss grow in isolated areas doesn’t automatically signify that the shingles are old or worn. If there is an abundance of moss that has been there for some time, however, the tiles may be damaged, as the moss can get under them and start to lift them. This will impinge upon their ability to drain, ultimately resulting in leaks.
As the asphalt in the shingles dries out over time, the shingle will begin to curl and turn brittle. Strong winds will lift them or even blow them off. There is no repair for this. Depending on how widespread the issue is, the shingles, or even the entire roof, will need replacing.
This could be the result of curling or drying out. If there are shingles missing, then that is an obvious sign that action needs to be taken.
Age of the Roof
Many older styles of shingles start to have issues after about 14 years. Past this age, it is important to check your roof regularly to see how it is holding up. If your neighbours start changing their roofs or their roofs are showing signs of age, then your own is likely to follow sooner rather than later.
